Our brokerage registration is in progress, so we are not taking listings yet. The questions sellers ask us, though, don't wait for paperwork — and most of them are about the process, not the price. Here is the honest version, from people who have lived and worked on this coast for years.
Selling a Greek property is not difficult, but it is document-heavy, and the paperwork is usually what sets the timeline — not the buyer.
The file comes first. Before a sale can complete you will generally need an up-to-date topographic diagram, the property's E9 tax record, an energy performance certificate, and an engineer's certificate confirming there are no unauthorised structures (αυθαίρετα). If part of the building was ever altered without a permit, it has to be legalised first — this is the most common cause of delay.
Two professionals are not optional. A notary draws and witnesses the deed; a lawyer checks title and represents your interest. In Greece the notary is a public officer, not your representative — that distinction matters.
Registration, not signature, transfers ownership. The deed must be recorded at the Land Registry (Κτηματολόγιο). Until it is, the transfer is not complete.
Broker commission. Where a licensed broker is engaged, the market norm on Lefkada is roughly 2–3% plus VAT, and it is normal for each side to pay its own. Get the mandate, the rate and its duration in writing before you sign anything.
Be realistic about timing. Between assembling documents, finding a buyer and completing, a straightforward sale here is measured in months rather than weeks — longer if legalisation is needed.
