Buying property in Greece is not difficult — but it is unforgiving of shortcuts. Here is the honest version, the one some agents leave out. We would rather lose a sale than let you walk into a surprise.
Step one is a Greek tax number (AFM). You will need it to do anything — open a bank account, sign, pay. It is straightforward, but nothing moves without it.
Not ours — yours. An independent lawyer checks the title, the boundaries and that the χωράφι is what the seller says it is. This is the one cost you should never trim.
In Greece the notary draws and witnesses the deed; both sides sign before them. It is a public, formal act — and it is where the price, the taxes and the terms are made real.
Budget for the property transfer tax plus notary, lawyer and Land Registry fees on top of the price. We will give you a realistic all-in figure early, not after you are committed.
Ownership transfers on registration, not signature. Even after you sign at the notary, you are not the legal owner until the deed is recorded at the Land Registry (Κτηματολόγιο). Anyone who tells you "it's done once you sign" is rounding off a corner you should not let them round.
And the part that matters most: we will tell you the rule that costs us the sale. If a plot cannot be built on the way you hope, if access is disputed, if the rental numbers do not add up, you will hear it from us first — even when staying quiet would close the deal faster.
